Module 3:
Talking to People
Now let’s get some traffic to your funnel ….meaning: let’s tell people about it.
You only need three kinds of folks:
1. Wholesalers - people who already have properties under contract.
2. Sellers - owners who want to sell fast for cash.
3. Lenders/Investors - folks with money looking for good deals.
Where to Find Them
• Facebook groups (search “real estate investors [your city]”).
• Local real-estate meetups.
• Craigslist real-estate ads.
• Friends, coworkers, even church members -you’d be surprised who’s investing.
What to Say (Just Copy These)
To a Wholesaler:
“Hey [Name], saw your post about that property on [Street Name].
I connect deals like yours to private lenders who fund fast.
Want me to run it by a couple of them?”
If they say yes:
“Great! Just send me the address, asking price, and repair estimate.
I’ll check with my lenders and get back to you.”
Then put their info into your form.
To a Seller:
“Hi [Name], are you open to a cash offer in the next few days if the price makes sense?”
If they say yes or maybe:
“Perfect! Fill out this quick form -it takes 30 seconds. [paste your funnel link]
I’ll connect you to buyers and lenders today.”
To a Lender or Investor:
“Hi [Name], I get off-market deals each week from wholesalers and sellers.
Would you like me to send you qualified deals in [City]?”
If they say yes, note their email in a spreadsheet under “Lenders.”
Keep Track
Open Google Sheets (free) and create three columns:
| Name | Type (Wholesaler, Seller, Lender) | Last Contacted | Add short notes like “sent link” or “waiting for reply.”
Follow up every 2–3 days. Consistency pays.
No spam, just great content.
